Selling your home? Consider a Pre-Inspection Home
Buyers have more home inventory to choose from in Raleigh than they did a few years ago. As a seller, you need to ask yourself “Why will a buyer consider my home?” You might be sick of me saying it, but your best opportunity for success comes with careful planning. Having your home inspected and any needed repairs completed prior to closing will offer several advantages:
- Avoid surprises. Buying a home can be an emotional process and once you have secured a buyer, do you really want to risk losing them over repairs that might actually be minor. Some agents can’t see the forest for the trees and will let a buyer walk away from a great house because they may not be comfortable with the repair process.
- An inexperienced buyer might be excited that your home has been pre-inspected because it builds confidence in them that it’s a well cared for home and may have less chance for problems after closing.
- Maybe a buyer will feel comfortable paying a little more because you have reduced their suspicion that something may be wrong. If they are confident their inspection process will go smoothly then they can focus on other, more important stuff like closing and moving.
- If your home is in terrible shape, a pre-inspection might help you change your marketing strategy. You might adjust your price and offer your home for sale “As is, where is.” Some buyers crave a chance to build sweat equity and an as is sale may allow them to pay less and complete the repairs themselves.
I tell my clients that if you stick somebody on price, good luck sticking them with repairs and I’m sure I’m not the only agent espousing this. Wouldn’t you rather be ready for a buyer that’s trying to convince you to sell for a lower price based on the fact that they are afraid something MIGHT be wrong?
